St. Catherine’s Project Redevelopment Program

The Santa Fe Civic Housing Authority is pursuing a rezone of the subject property to C-2 (General Commercial) to support the adaptive reuse of the property as a hotel. The rezone request will include a Master Plan addressing the parameters of how the property may be redeveloped.

Adaptive reuse is a preservation strategy that revitalizes historic buildings by repurposing them for new uses, while maintaining their historical and architectural character. This approach offers numerous benefits, including revitalizing neighborhoods, promoting sustainability, and honoring cultural heritage. In addition, the opportunity to establish a viable commercial enterprise serves to attract the significant financial investment required to restore and preserve the St. Catherine’s campus.

Prior to submitting the Rezone and Master Plan applications to the City of Santa Fe for review, an Early Neighborhood Notification Meeting will be held with the surrounding neighborhoods to share the project details and obtain feedback. Following the City’s review of the applications, a public hearing will be held before the City Planning Commission, which will make a recommendation to the City Council. A second public hearing will then be held before the City Council, which will render the final decision on the Rezone and Master Plan applications. If the applications are approved, the Housing Authority will seek to partner with a hotel developer to implement the redevelopment. Once the project is designed, another Early Neighborhood Notification Meeting will be conducted prior to submitting the Development Plan application for City review, which will be subject to consideration by the Planning Commission at a public hearing.
